Many of Southern Nevada’s essential workers spend their shifts caring for and serving others. Yet too few have a stable foothold in the valley’s housing market. Fortunately, a state program aims to change that. Through the Nevada Housing Division’s Worker Advantage Program, qualified essential workers can access roughly $20,000 in down-payment and interest-rate assistance toward buying a home.
The program is not limited to health care. Nevada Housing Division lists eligible occupations across four essential-worker sectors:

According to the column, the $20,000 is structured as a 30-year second mortgage with 0% interest and no monthly payments. As a result, you do not repay it until you sell the home, refinance, or reach the end of the loan term. Moreover, the funds are flexible: rather than going only toward a down payment, a portion can be used to buy down your interest rate and lower your monthly cost.
To qualify, applicants generally need a minimum FICO credit score of 640 and at least six months of Nevada residency. In addition, the Clark County household income limit is $147,300 (150% of area median income), while the home purchase price can go up to $832,750. Because the assistance is first-come, first-served, the column urges interested workers to act early.
